Amsterdam 5 November 2021 – Affordable apartments in the heart of Amsterdam is possible. The realization of Fibonacci in the Oost district has started today. This residential and living concept includes 243 affordable rental apartments, with 20% in the social rental segment and 80% mid-market rental. Urban, green living and fostering a sense of community are central to the development of Fibonacci.

Extra bijzonder is dat er bij het plan veel aandacht is besteed aan duurzame oplossingen, zoals het toevoegen van groene daken en het opvangen van regenwater.”
The Cohesion coliving concept
With Fibonacci, VORM adds 243 rental apartments to the sustainable and affordable rental segment in the municipality of Amsterdam. All the apartments fall within the affordable rental segment, with 20% designated for social rental (acquired and managed by housing corporation Stadgenoot) and 80% for mid-market rental (intended for one of Rockfield Real Estate’s funds). “The demand for affordable apartments in the mid-market segment continues to grow. This segment is especially important for young people. Fibonacci fits perfectly with our ‘The Cohesion coliving’ concept. In addition to a comfortable apartment, there needs to be ample space for sports, work, and socializing,” says Moreno Monsanto, Director of Concepts at Rockfield Real Estate.
Affordable housing in a livable environment
The development of Fibonacci creates a balanced mix of functions and target groups. The goal with the new building is to provide affordable housing for young professionals in a livable environment. With Fibonacci, VORM makes a significant contribution to Amsterdam’s ambition to create 1,670 affordable apartments annually. The project combines urban living with a green touch. Stadgenoot will provide the social rental apartments. “There is a high demand in the city for apartments for young people with modest incomes. With Fibonacci, we add a nice new place for these young people,” says Marien de Langen, Executive at Stadgenoot. “In a location where space is scarce, we are providing 49 social rental apartments specifically for young people in a smart and creative way. This keeps the city accessible to everyone.”
Urban nature makes living enjoyable
The project not only focuses on affordability and sustainability but also prioritizes the livability of the residential environment. Various amenities will be created to encourage interactions between residents. Additionally, lush green communal rooftop gardens will be installed, capturing rainwater to nourish the plants. These rooftops also prevent heat stress and provide important spaces for flora and fauna in the heart of the city. “Green spaces directly contribute to residential comfort and relaxation, a significant addition to our capital. And of course, this will become the main gathering place for residents,” says Jeroen van Lier, Development Manager at VORM.
As a builder in the city
Prefabrication offers several advantages. This construction method reduces transport movements, allows staff to work at fixed locations, and improves the quality level. It also results in less disruption to the surroundings of the assembly site in the city. “As VORM 2050, we are guests in the city. We are very aware of this. Where we can reduce disruption for the surroundings, we do so,” says Mario van der Heiden, Project Developer at VORM 2050. “For urban projects, it is essential to move from two hundred people and many cubic meters of building materials to an assembly and installation team of up to twenty skilled workers, who are precisely supplied with the right building components on time. This prevents miscommunication and costs associated with errors and ensures a fast turnaround time.”
The completion of the residential building is scheduled for the fourth quarter of 2023.
